2.25 acre lot, 55,000 sq ft
Plan amendment request mirrored off of The Parker
Suggested plan text provided to the Commissioner, met with environmental, planning and zoning, others--all supportive
Plan for standalone redevelopment up to 2.6 FAR, without consolidating with auto body property
3.0 FAR possible if can consolidate with auto body property
Jan 11th: Plan will be presented to the Commission by Commissioner Flannigan
Resolution calls for restoration of flood plain, likely similar to Parker’s work along the creek (including firm commitment to extending the trail)
Will return to HCA for additional consultations if this advances to rezoning proposal
3-5 years out from development
3-5 stories, all office and all residential both possible or a mix, just depends on where the market is at that point; if it were developed today it would probably be residential
Anticipate aligning with Huntington Club entrance to roadway
Jolene King, The IDI Group Companies – Huntington Club Redevelopment, 2601 Indian Drive
364 residents that will either accept early out during phased development or relocate within property to stay during redevelopment
Anticipated 10 year development process
Pocket parks sprinkled throughout
Currently in comprehensive plan amendment process
Asking for increase from 3 FAR to 3.5 FAR
Rezoning application submitted in November 2017 and can take two years
Planning direct access to Metro
Affordable and workforce housing units will be included in the redevelopment; may give existing residence first dibs on those properties
Dissolution of community association was approved and takes effect with beginning of construction
Best case scenario: 2 years til groundbreaking
